- Man muss der Gruppe "Diabolus Rentals" nicht zwingend beitreten, aber es wäre schön, denn wenn es wichtige Informationen seitens des Vermieters gibt,
bekommt man es so auch mit.
- Alle Ländereien auf dem Diabolus Estate sind KEIN Mainland.
- Jeder Neumieter/Landkäufer meldet sich beim Simowner oder Estate Manager.
- Folgende SIMS sind Eigentum von Diabolus Rentals: DIABOLUS, DELUXE, BANGALU

MIETEN/KAUFEN:
Die Mindestmietdauer beträgt im Normalfall 2 Wochen, kann aber varieren von Land zu Land. Es gilt die Mietdauer bei der ersten Einzahlung.
Das Mietverhältnis kann von beiden Seiten (Mieter und Vermieter) jeweils, auch einseitig, zum Ende eines Mietzeitraumes ohne Angabe von Gründen beendet werden.
BEDEUTED: Mieter können Land enteignen/aufgeben, Vermieter sperrt Mietbox (keine weiteren Einzahlungen möglich).
*Die Miete beginnt damit, dass der Mieter das Grundstück für 1L$ "kauft" (um Bauprivilegien zu erhalten) und die Miete an seine Rentalbox entrichtet.
*Aus der Eigentumsanzeige im "About Land" Dialog leiten sich keine Besitzansprüche an dem Grundstück ab.
Auch nicht als Estate Besitzer bei einem OpenSpace-SIM-Kauf. Der "Estate-Owner" Status wird gegeben um eigene Verträge zu erstellen usw.
*Der SIM Owner kann nach der Beendigung des Mietverhältnisses das Land jederzeit an sich zurücknehmen.
* Alle Einzahlungen können in die Mietbox gemacht werden. Anderweitige Zahlungen können nicht akzeptiert werden. Die Mietbox kann bis zu 8 Wochen im Voraus bezahlt werden. Nichtbezahlen der Miete bedeutet, daß die Parzelle zurückgenommen wird und deine Gegenstände an dich zurückgesandt werden.
* Mieter können ihr Land jederzeit verlassen. Eine Rückerstattung bezahlter Miete erfolgt nicht.

PREISE:
2000L$ die Woche Tier - Preisunterschiede durch Innen- oder Waterfrontland, Aktionen oder sonstiges möglich. Kein Anspruch auf feste Preise.
Es gilt der Preis bei der ersten Einzahlung in die Mietbox. Genauso verhält es sich auf anderen SIMS die dem Estate Diabolus angehören.

BEI LANDKAUF:
Es wird der einmalige Kaufpreis gezahlt. Die Tier fällt dadurch etwas geringer aus.
Der Käufer kann Land weiterverkaufen, muss aber den Sim Owner ( Palloo Petrov ) kontaktieren und Bescheid geben wer der Nachmieter ist.
Die Tier muss in gleicher Höhe weiter durch eine Rent-Box an Palloo Petrov entrichtet werden.

SIMKAUF:
Wenn Sie eine Low Prim Sim bei Diabolus Rentals erworben haben, gelten diese Miet/Kaufbedingungen nicht. Ausnahmen bilden die Regeln in diesem Absatz.
Der Landbesitzer der jeweiligen SIM ist selbstverantwortlich für Aussehen, Regeln und Rechte auf seiner SIM. Die SIM bleibt Eigentum des Landowners, einzige Ausnahme bildet hierbei das Ausbleiben der Tier, dann wird das Land sowie Estate Owner Rechte enteigenet und geht in den Besitz von Diabolus Rentals über.

BEDINGUNGEN / TIER-Abführungen: ( Gelten für alle Sims die zum Estate Diabolus angehören )
* Keine Bannlinien ( Bannen einzelner Personen ist erlaubt )
* Zäune und Abgrenzungen sind bis zu einer Höhe von 2 metern erlaubt - mind. 2 meter abstand zur Grundstücksgrenze halten.
* Skyboxen sind erlaubt, aber nicht unter 200 Metern
* Keine übermäßig rotierenden oder große Objekte die nicht zur Allgemeinoptik passen ( Pornografische Inhalte, wild drehende Objekte, Abfalloptik und dergleichen.)
*Kein Ghetto-Style, Abfall, brennende Mülltonen und ähnliches - Bei Skyboxen nur in Absprache mit dem SimOwner!
* Die Miete ist immer in die Mietbox am Infoplatz oder im Diabolus Rentals Büro Komplex der SIM Diabolus zu zahlen, so wird gewähreistet, dass die Mietboxen nicht ejected werden.
* Auf allen anderen Regionen sind die Mietboxen auf dem jeweiligen Grundstück oder auf der Sim Diabolus im Bürokomplex zu finden. (Landmarke kann bei Palloo Petrov oder Estate Managern angefordert werden)
* Ob ein Grundstück kommerziell oder privat genutzt werden darf, entscheidet der SIM Owner vorher mit dem Mieter.
* Terraforming ist erlaubt, sollte aber die Höhe von 20 Metern nicht überschreiten, Ausnahmen können im Vorraus mit dem SimOwner besprochen werden.
Der Sim Owner oder ein Estate Manager kann hierbei auch behilflich sein, einfach kontaktieren.

Verstoß gegen diese Regeln kann in Ausschluß ohne Rückerstattung enden. Sollte es Probleme geben ist immer der Sim Owner ( Palloo Petrov ) oder ein Estate Manager zu kontaktieren.
- Der Vermieter behält sich vor, einzelnen Landbesitzern Abweichungen von diesem Landvertrag zu erlauben. Ein Anspruch hierauf besteht für Landbesitzer nicht.
- Der Vermieter behält sich vor, diesen Landvertrag jederzeit zu ändern.

The following Estates/Sims are owned by Diabolus Rentals: DIABOLUS, DELUXE, BANGALU

- It is not necessary to own a Second Life Premium Account to Rent/Buy land here.
- You don't need to join the "Diabolus Rentals" group, but it would be best so that you can receive important land information.
- All Diabolus Estates/Sims are privately owned (not LL mainland)
- Every new renter/land owner must provide a notecard to the Sim Owner or Estate Manager.

RENT/BUY:
The regular minimum required rental time is 2 weeks, but it can be different from lot to lot. The first term of lease counts.
The tenancy can be terminated at any time - by either party (renter or landlord) to the end of each ending term of lease without reason. The renter can disown, abandon or give up land and/or the landlord can lock the rental box (no more payments are possible).
* The Renting starts when the renter "buy" the lot for 1L$ (to set the building status) and pays the rent at the rental box.
* The owner information in the "about land" dialog does not constitute official ownership to the property.
Also if you are granted "Estate-Owner" rights while buying an OpenSpace-Sim. You only get the "Estate-Owner" status to allow you to own the contract and have better land controls. The official Estate/Sim owner always remains Diabolus Estates.
* Diabolus can reclaim the land back after the end of the rental period.
* All payments are to be made to the rental box. Other forms of payment will not be accepted. The rental box can be payed for aproximately 8 weeks up front. Failure to pay the rent on time means that the land goes back to the Official Land Owner and all objects will be sent back. The Estate/Sim Owner will not be responsible for lost or missing returned items: It is up to the renter to contact Linden Labs and file a ticket in the event there is a system or inventory issue.
* Renter can leave the land at anytime but there are NO REFUNDS.

COSTS:
2000L$ tier per week - Can be adjusted due to Waterfront location or Midland, selling activities or other reasons.
There is no permanent set pricing.
The price that is set from the first renting period in the rental box counts for following weeks towards same renter. This also applies for the other Diabolus Estates/SIMS.

WHEN BUYING LAND from Diabolus:
You pay a one time purchase price. The tier gets reduced a by a small portion then.
The buyer may resell the land, but you must inform the Sim Owner (Palloo Petrov) and tell him about the new buyer in a notecard.
The tier must be payed in same amount in Palloo Petrovs rental box.

BUYING A SIM from Diabolus:
If you BUY a low prim Sim at Diabolus, the renting/buying condtitions are not the same.
The new landowner is self responsible for the look, rules and rights on his Sim. The Sim stays in possesion of the new landowner, only exception is if there is non-payment of the tier. Then, the land and the estate owner rights would be reclaimed/revoked and the land returns to the official owner of Diabolus.

CONDITIONS/Tier-Payment: (Same on all Diabolus Estates/Sims )
* no ban lines (banning from single persons is allowed)
* Fences and bounds 2 meter high are allowed - minimum 2 meter place near the lot-border must be free
* Skyboxes are allowed, but not under 200 meters and not above 750 meters
* No offensive rotating or big objects which not match to the normal look (pornographic tenor, wild-rotating objects, dust objects and so on.)
* Please be considerate when using scripted objects. Lag can be noticed with unusually high running scripts.
*The rent must always be payed to the rental box at the information place or in the Diabolus rentals office complex, so the rental box can not get ejected off the land by mistake.
* At all other regions you find the rental boxes on the special lots or on the SIM Diabolus at the office complex. (Landmark you get from Palloo Petrov or the Estate Managers)
* If the lot is commercial or private land the SIM Owner decide with the renter before renting.
* Terraforming is allowed to the height of 20 meters, exceptions can be made by speaking with the Sim Owner prior.
The Sim /Estate Manager can help with most requests, please contact them.

Non-Compliance of these rules can be followed by disqualification from land without refund. For any problems the Sim Owner (Palloo Petrov) or the estate managers should be contacted.
- Some rules may be changed or enhanced by Diabolus to help improve a given situation.
- Diabolus reserves the right to change this contract at anytime.
